Q: Do I need to visit the site before purchasing?

We strongly encourage a site visit so you can see the land firsthand — its topography, access roads, and neighbouring amenities. However, we also facilitate remote purchases for diaspora and out-of-town clients, with detailed photos, videos, and virtual tours upon request.

Q: What is the minimum deposit required to reserve a plot?

A deposit of 30% of the total plot price is required to secure your plot and lock in the current price. This takes the plot off the market immediately and initiates the documentation process.


PAYMENT PLANS

Q: What payment plan options are available?

After the 30% deposit, the remaining 70% balance can be paid in full or spread across our flexible instalment plans — 3 months, 6 months, 10 months, or 12 months. Choose what works best for your financial situation.

Q: Are there any extra charges or hidden fees?

No hidden charges. The price quoted is what you pay for the land. Standard legal and conveyancing fees apply during title transfer, and our team will clearly explain all costs upfront before you commit.

Q: What payment methods do you accept?

We accept M-Pesa, bank transfers (RTGS/EFT), and cheques. All transactions are receipted and recorded in our system. You will receive official invoices and payment confirmations from our accounts team.


LEGAL & DOCUMENTS

Q: Is the land registered and free from disputes?

Yes. All our properties undergo thorough due diligence including title searches at the Ministry of Lands. We only list land with clean titles, free from encumbrances, caveats, or court disputes.

Q: What documents will I receive during and after the purchase?

During the purchase you receive: a sale agreement, payment receipts, and a copy of the title/master title. After full payment, we facilitate the transfer of the title deed into your name through a licensed advocate, and you receive the original title deed.

Q: Can I conduct an independent title search?

Absolutely — and we encourage it. You or your lawyer can conduct a search at the relevant Lands Registry at any time. We provide all parcel numbers and documentation needed to facilitate this.

Our current projects are situated in fast-growing areas around Ruiru and its environs in Kiambu County — strategically located near Nairobi for easy access, with strong infrastructure development underway.

Q: Are there access roads to the plots?

Yes. All our plots have graded or tarmacked access roads. We clearly indicate road frontage and access in each project’s layout plan, which you can review before purchase.

Q: Are utilities like water and electricity available?

This varies by project. Most of our projects have access to mains electricity and borehole or piped water. Our agents will provide a full amenities briefing specific to the plot you are interested in.


OWNERSHIP & TRANSFER

Q: How long does the title transfer process take?

Once full payment is made, title transfer typically takes 60 to 90 days, depending on the Lands Registry processing timelines. Our legal team proactively follows up on your behalf throughout the process.

Q: Can a non-Kenyan citizen buy land from BPP?

Non-citizens can own land in Kenya through leasehold arrangements (up to 99 years). Our team works with clients in the diaspora and foreign nationals regularly, guiding them through the legal requirements.

Q: Can I resell or transfer the plot before completing full payment?

Yes, subject to our terms and conditions. Any transfer or nomination of ownership before full payment is completed requires written approval from Baraka Prime Properties and may involve an administrative fee.
